Coulee Region Selling Tips

The current market in the Coulee Region for home sales is strong; there are lots of motivated buyers looking to purchase in this unique and stunningly beautiful part of the country.  That being said, preparing your home, listing your home and subsequently selling your home does require some due diligence on the part of you, the seller, but rest assured, I am here to help!  Continue reading for some tips to help sell your home!

  1. Be prepared.  When looking to start the process of selling your home, you should be prepared; a home for sale should be clean & clutter free. These two things are the biggest selling points of your home.  The exterior of your home should be well maintained; cut the grass. Clean up the landscaping. Shovel the sidewalks and driveway, if applicable.  Prospective buyers need to be able to see themselves living in your home and picturing themselves enjoying the home for many years to come.  As your agent, at our initial meeting, I will walk through your home with you and give you some tips and pointers as to how you can make your home more attractive in order to garner the best price on the market.  I will also give you a "honey do" list of any repairs that should be made prior to hitting the market.  Usually, these are smaller items to do.  If there are larger issues, we have many options to use to still make your home desirable for buyers.  I try not to have any major expenses for my sellers in getting ready to list.  If there are items we find, we can come up with a game plan that helps sell the home, but is easy on your pocketbook as well! 
  2. Pricing your home.  At our initial consultation, I will take detailed notes, taking a careful look at the features, amenities and quality characteristics of your home.  Additionally, I will prepare a CMA (a Current Market Analysis) for your home; this valuable pricing model will take into consideration your home and other comparable homes on the market in order to come up with a solid pricing model to recommend for you.  From there, we will discuss our best pricing option, to be sure we are getting the most amount of buyers interested which should lead to the best offers in the shortest amount of time on market.
  3. Prepping your listing.  As we work through the process of prepping your home for sale, I will be in regular contact with you.  Being accurate in the details of your home, such as dimensions, recent repairs, updates and features, will only help us in creating an attractive listing for your home.  Additionally, I will be taking pictures of your home to include in the listing; again, clean and clutter free is vital.  I can also do drone video, professional pictures and virtual walk throughs of your property, if it will help in the marketing of your home.  Each home is different, so we want to use the options that work best for your home!
  4. After your home is listed.  Ideally your home listing will garner lots of attention from interested buyers.  I will work with buyers and other agents to schedule regular showings at times that work for you.  I work very hard building relationships with other realtors in the area, which in turn, helps my clients receive great exposure of their listings.  Be prepared to be out of the home (pets too!) for long periods of time in order to get as many showings as possible.  I will try to schedule showings back to back, if possible, to make it easier for you.  Continue to keep the house clean and clutter-free.  I will keep you regularly informed on showings and of course, potential offers!  I will never schedule a showing without your permission.  We are a team, working together to get your home sold!
  5. Offers.  Once we receive an offer (or offers!), we will meet to review these offers. You and I will carefully consider these offers on their merits, including pricing, contingencies, limitations and timing.  Ultimately, the choice is up to you, but I am here to carefully guide you along in the process.  There is so much more that goes into an offer besides just the offer price, and I am here to help you navigate all the ins and outs of the full offer.
  6. Accepted Offer.  After you have accepted an offer (yay!), the process of closing the sale of your home begins!  My transaction coordinator and I, will start the process of getting the title company information to get a free and clear title to transfer, get any payoff information needed, and to be sure we meet all deadlines within the offer.  Your job is to start packing and get ready to start your next chapter in your life!  I can also assist with moving company recommendations should you need it; moving is a tedious task, but with my help, we can attempt to make it as pain-free as possible.  I work tirelessly to make this process as easy for you as I can so all you need to focus on is getting ready to move!
